Meet the Master Board of Directors & Support

The Board of Directors for Independence Community Association are elected from the community to serve 2-year voluntary terms. They represent every homeowner and resident in the community and work to protect the Association's fiduciary interest, as well as enhancing the resident experience for everyone. 
Support Members are Volunteers that may have served previously on the board, or Community Owners and Family members that support Independence Community in various capacities .

Resident Connect Login, Accessing Forms, Documents, and Meeting Minutes

For security purposes, most of these types of files are available on the Connect Resident portal..  Independence has four HOA's. Board meeting minutes for each HOA Townhome Board and are different from the single Master Association Board meeting minutes.
Once logged in, you'll find all of the publicly accessible files listed under "Forms and Documents" on the homepage. If you're looking for something specific and can't find it online, call Town Square Residents Club at 407-654-7479 or email [email protected].

Architectural Review Committee Applications

Independence homeowners are asked to complete and return an Architectural Review Committee (ARC) application for any substantial modifications to their homes and/or lots. These can include, but are not limited to, exterior paint color changes, roof color/style changes, screen rooms and enclosures, fences, removal/replacement/installation of trees, installation of play equipment, installation of swimming pools, additions to an existing structure, and more.

architectural review committee meets Monthly & (ARC) Application Submission Deadline

The Architectural Review Committee meets once a month, typically on the third Wednesday of every month, to review and approve, more information needed, or disapprove applications.

ARC Application Submission Deadline:
Homeowners must submit applications no later than 5 p.m. the Friday prior to the meeting for it to be considered.  Otherwise, ARC application will be pushed to the following month ARC Committee meeting. Note: Owners are reminded that approvals are required from both Association 'Architectural Review Committee and Independence Board of Directors ARC panel.  


Who are my local government contacts for the community?

Independence is located in unincorporated Orange County, Florida. Most government services are provided on the County level, such as:
- Law Enforcement by Orange County Sheriff's Office (emergency 9-1-1)
- Fire and EMS by Orange County Fire Rescue (emergency 9-1-1)
- Road & Sidewalk Maintenance by Orange County Public Works
- Retention Pond Maintenance by Orange County Public Works
- General County Information: Dial 3-1-1

Additional utility providers for the community include:
- Electrical Service & Streetlight Repairs by Duke Energy Florida
- Cable & Internet Services (in a bulk package) by Spectrum
- Natural Gas by Lake Apopka Natural Gas District
- Water & Sewer by Orange County Utilities Division
- Trash Collection by Orange County Solid Waste Division

What kind of Insurance is Required for Townhomes

All townhome owners are required to obtain HO3 insurance which covers exterior as well as interior (always confirm policy details with your provider). Below information should be discussed with your provider as well as coverage for collectables, jewelry and other possessions that may not be covered in base HO3 insurance.
   * The defining feature of an HO-3 policy is its "hybrid" coverage structure: it protects the physical structure of your home on an open-perils basis, while protecting your personal belongings on a named-perils basis.
   * An open-perils basis (also known as "all-risk," "all-perils," or "special perils" coverage) is an insurance policy framework where every possible cause of property damage or loss is automatically covered unless it is explicitly excluded in the policy 
   * A named-perils basis is an insurance policy structure that only provides coverage for property losses resulting from hazards explicitly listed in the contract. If an event or cause of damage is not specifically mentioned by name in your policy document, your insurance company will not pay for the claim

IMPORTANT NOTE:
It is important to note that Independence Association insurance does not cover townhomes or homes in any way.  The Independence Association insurance only covers common areas and structures such as clubhouses, pools, etc..
